Rental Agreement

During the months of June through September, we only rent full weeks from Saturday to Saturday. October through May, we start renting partial weeks with a 3-night minimum and the arrival/departure days can be any day of the week. If renting only 3 nights, the cleaning fee will be added to the rental rate, but if renting 4 or more nights, the cleaning fee is included in the rental rate. Holidays or biker weeks require a 4-night minimum, excluding Easter; this is only rented for a full week. The prices that are posted under each property do not include tax or linen service, although linen service is included with our 16 bedroom/16 bath property. With the other properties, you have the option of bringing your own linens or purchasing them through PT Rental Properties.

We require a $400 reservation deposit in order for us to block off requested timeframe. If renting both sides of one of our duplexes, an $800 deposit is required ($400 for each side). You can pay via your Visa, MasterCard or Discover credit card, but there is a 4% service fee that must be added to the deposit or payment. You can also pay via paypal at no additional charge, but your checking account must be linked to your paypal AND monies sent as family & friends, otherwise, I am charged. I, in turn, must then charge you. If you want to send through Paypal using a credit card, you will need to add 4% to the amount you are sending. Reservation deposits must be paid as stated above, but regular payments can be sent via a check.

If linen package purchased, it include sheets (fitted and flat with pillowcases) for all beds and sofabed(s); 1 bath towel, 1 hand towel, 1 washcloth per person, 1 bath mat (except for Reunion Villas) and 1 kitchen towel. There are 2 bars of complimentary soap and one roll of toilet tissue in each bathroom. Linen packages are santi-wrapped and placed at foot of each bed. If you would like beds made before your arrival, there is a $5.00 charge per bed. You are not allowed to sleep on the mattress covers or comforters. All guests must sleep on beds that they’ve made or had made.

Paper towels, garbage bags, dish detergent and laundry detergent are not supplied. Guests must bring their own.

WiFi username/password is posted on refrigerators. There is a lockbox located near the front door of your rental unit with 2 keys inside. Code will be given to you after reservation deposit is received.

Rules & Regulations

These rules and regulations listed below are also posted on the refrigerator(s) in the unit.

– Smoking on decks and balconies ONLY.

– Absolutely no pets of any kind allowed on this property. NO EXCEPTIONS!

– No house parties with excessive noise where neighbors complain and call police. Occupancy will
then be terminated and no refund given. No exceptions!

– DO NOT move furniture/TV’s around in any of the rooms. This includes living room. If you do, you
MUST put everything back the way it was originally

– If renting both sides of one of our duplexes, whatever you take from one side, please put back. This
includes dishes, pots, pans, glasses, etc. If one side has most of the cookware, dishes, etc because you
were using the kitchen on one side more than the other, the cleaner will then need to move everything
back to the other side and this can be time consuming.

– No grilling on decks or balconies. Only in designated grilling areas only.

– DO NOT leave patio doors open. If you do, the A/C will go off. Open patio doors also invite birds and
creatures to come in.

– ADHERE to the maximum occupancy in the unit you are staying. If it exeeds the maximum, they will
be asked to leave.

Checkout Instructions

– Observe STRICT 10:00 a.m. check-out time unless permission given for later checkout. (Check-in is
at 3:00 unless approval given for earlier check-in)

– If linens purchased, strip dirty linens from beds and put in corner of each bedroom with dirty towels.

– Keep mattress covers, blankets and comforters on all beds.

– Completely empty refrigerator, freezer and cabinets of all food (cans, bottles, etc). Must be taken with you.

– Load and start dishwasher. Do not leave dirty dishes in sink

– Bring all trash to the garbage cans located under house.

– Make sure front door is locked and both keys are put in lockbox, then scramble the numbers.

– During your stay, make sure trash is out the morning of early pickup. It should be brought out the
night before. Trash pickup schedule is on refrigerator.

– There will be a charge for any additional cleaning that is needed other than a normal cleaning. This
would include garbage not taken out from kitchen and bathrooms, soiled mattress covers/comforters
or excessive filth.

– Upon departure, lock door and keys MUST be put back into lockbox and numbers scrambled

Under 25 years of age

Occasionally, we will rent to students or those under 25 years of age. The security deposit will be at least $1,000, and we may also require a parent to sign a liability statement giving credit card information in rare instances damages exceed the security deposit.

Security Deposit

Generally, a $500 refundable security deposit will be required before reservation is complete. All or any portion of this is used for any of the following:

1. Excessive cleaning that is needed beyond a regular cleaning
2. Any violation of above rules/regs which are also posted on refrigerators
3. If checkout instructions are not followed. For example, trash not taken to the garbage cans or
refrigerator not emptied and food taken out of unit
4. Anything damaged/broken because of abuse
5. If any of the mattress covers or comforters are soiled because beds were not made and guests slept
on mattress covers or comforters, $50 will be deducted for each one that needs to be cleaned.

Security deposit will not be used for normal wear and tear. After departure, if unit left in good condition and all rules/regulations obeyed, you will receive a refund through VRBO on 7th day after departure.

Cancellation Policy

If a reservation is cancelled 60 days or more prior to arrival, 80% of the re-rented reservation amount will be refunded and no money if the property does not get re-rented. If a reservation is cancelled less than 60 days of arrival, 40% of the re-rented reservation amount will be refunded and no money if the property does not get re-rented. Initial deposit is not refunded.

In cases where emergency has arisen right before arrival, we allow our guests to transfer their reservation to another timeframe. In all situations, we try to work with our guests to their satisfaction when unforeseen circumstances arise.

With a governor-announced mandatory hurricane evacuation, transfer of your reservation or a refund is given depending on circumstances of the reservation.

Items left behind

We will gladly send back any items left behind, but depending on what is being mailed back will determine the cost. It is usually around $20-$30. We must be paid first and then we will ship back to you the desired items.

When Is Rental Week?

Rental Week is from Saturday to Saturday (during months of June through Sept)

When Is Check-in and Check-out?

Check-out time is 10:00 a.m and check-in time is 3:00 p.m. We cannot guarantee early check-in and cleaners cannot allow anyone access to the property until it is completely clean. Once cleaner is finished, she will put keys in lockbox. She cannot give them directly to guest.

What Is The Cancellation Policy?

Our Cancellation Policy: If a reservation is canceled more than 60 days prior to arrival, of the re-rented reservation amount will be refunded and no money if the property does not get re-rented. If a reservation is canceled within 30 days of arrival, of the re-rented reservation amount will be refunded and no money if the property does not get re-rented. Initial deposit is non-refundable.

What Is The Age Limit To Rent?

Age Limit: If anyone 25 years of age wants to rent, we require a liability statement filled out and signed by a parent and $1,000 (minimum) security deposit. This will be required at time of booking.

What If There Is Damage?

Liability for damages: Aside from normal wear and tear, guest will be responsible to pay for any damages done to the property or its contents during guest stay. This includes excessive/additional cleaning beyond a normal cleaning since cleaners would need to be compensated for the additional time needed in cleaning.

What is required for liability?

A signed liability statement with a copy of person’s driver’s license may be required on some reservations. The liability statement authorize us to use your credit card for any damages/excessive filth after departure.

Is there a cleaning Service?

Departure cleaning is included in all weekly vacation rental properties. If a 3-night stay is requested, cleaning cost is added to base price. With 4 or more nights, cleaning included.

Are there any linen services?

Linen service is optional and includes sheets (fitted & flat, 2 pillow cases), 1 bath towel, 1 hand towel and 1 washcloth per person, complimentary toilet tissue and soap.

What happens if these rules are not followed?

Guest occupancy will be terminated without a refund for any violation of house Rules & Regulations which are clearly posted on refrigerator(s).

What will cause immediate eviction?

Any unlawful activities during the guest stay are immediate grounds for dismissal by property manager without any refund/reimbursement.

Can we have a party?

No loud parties tolerated on any of the properties. Any loud noise/music, we reserve the right to terminate rental agreement with offending guests and demand they leave with no refund/reimbursement. Excessive noise that includes yelling and fighting, can be very disruptive to the other guests and residents in surrounding areas. They should not have to tolerate extreme noise.

What if the A/C breaks or any or appliances aren't functioning?

Repairs: We cannot guarantee heat, A/C, plumbing, appliances or like equipment will not break down during your stay. NO REFUND will be made upon their failure. However, every effort will be made to make repairs as soon as possible to provide for your comfort.

Where do I Park?

There is sufficient parking under house and in driveway.

Can I bring a Pet?

Absolutely no pets allowed!

Can I grill on the deck?

Absolutely no grilling on decks or balconies. Use only designated areas for grilling.

Where can I smoke?

Smoking on balconies ONLY. If guest found to be smoking in house and any bedding, etc. needs to be cleaned as a result, the costs will be deducted from security deposit.

What is the security deposit?

A $500 Security deposit is required in form of check. For younger groups wanting to rent, we require a $1,000 security deposit and/or a signed liability statement.

What is the Maximum Occupancy?

Depending on the property it is between 10 to 25 people. This is stated under each property.

What If I leave something behind?

Items Left Behind: A charge of between $20-$30 will be required before any items left behind are sent back.
